Retaining Walls in Brookhaven, GA
We build and repair retaining walls, level sunken concrete and fix sidewalks for homeowners across Brookhaven.
Brookhaven has a lot of sloped yards, older ranch houses and newer infill homes squeezed onto tight lots. That mix puts real load on retaining walls, steps and walkways. We are based next door in Sandy Springs, and we come out to look at the wall, explain what is happening and tell you plainly what we would do.
What we see in Brookhaven yards
Much of Brookhaven was built out in the decades after the war, so many streets are lined with brick ranches and split-levels on lots that were graded by hand or with small equipment. Those yards often have a short wall along the driveway or a terrace behind the house that was put in decades ago, sometimes with railroad ties, sometimes with dry-stacked stone. In the last twenty years a lot of those houses have been replaced or expanded. A bigger house on the same lot usually means a steeper cut somewhere, and the wall holding that cut does more work than the old one ever did.
The soil here is Georgia red clay. It holds water, swells when it is wet and shrinks when it dries out. Summer thunderstorms can drop a lot of rain in an hour, and the clay behind a wall gets heavy fast. Neighborhoods near Nancy Creek and the lower ground off Peachtree Creek tributaries tend to stay damp longer. Water is behind most of the wall problems we look at in Brookhaven, not the blocks or stones themselves.
Signs a wall needs attention
Walk the length of your wall and look at it from the end, not the front. A wall that leans out at the top, bulges in the middle or has a section that has stepped forward is under more pressure than it was built for. Look for cracks that run up through several courses of block, gaps opening at the corners, and soil or gravel washing out from under the bottom course.
Then look at what the wall is protecting. Puddles that sit behind the wall for days after a storm, a patio or driveway that has started to tilt toward the wall, and fence posts that lean the same way are all signs that water is not getting out. With timber walls, push a screwdriver into the ties near ground level. If it sinks in easily, the wood is rotting from the bottom up.
One hairline crack in a short garden wall is usually nothing to worry about. A lean that you can see from the street, or one that gets worse from one season to the next, is worth having someone look at before the next heavy rain.
Repair or replace
Not every tired wall needs to come out. If the base is sound and the problem is a few loose caps, a short section that has shifted, or a drain outlet that has clogged, Retaining Wall Repair is usually the right call. We reset the affected section, clear or add drainage, and leave the rest alone.
Replacement makes more sense when the wall was built without a gravel base or drainage behind it, when timbers have rotted through, or when the wall is leaning along most of its length. In those cases patching one spot just moves the pressure to the next weak point. Retaining Wall Installation starts with digging out the old wall, setting a compacted base, laying drain pipe and clean stone behind the new wall, and building it back with a slight lean into the hill.
For the new wall, we talk through the options with you. Block Retaining Walls are the most common choice for Brookhaven terraces and driveway cuts because the units interlock and the face stays straight. Boulder Retaining Walls suit wooded lots and larger slopes where a natural look fits the yard. Timber Retaining Walls cost less up front and work well for low garden beds, though they will not last as long as stone or block.
Concrete, sidewalks and urgent wall problems
The same wet clay that pushes on walls also settles under slabs. We often see front walks, patios and driveway aprons in Brookhaven that have sunk on one side or left a trip edge where two panels meet. Concrete Leveling and Mudjacking lift a sunken slab back into place by pumping material underneath it through small holes, which is usually quicker and less disruptive than tearing it out. When a slab is badly broken or heaved by a tree root, Sidewalk Repair means cutting out the damaged section and pouring new concrete.
If a wall has partly collapsed, or a section has moved enough after a storm that it is threatening a driveway, a fence or the foundation of the house, call us and tell us what you are seeing. Emergency Retaining Wall Repair covers stabilizing the area and then planning the permanent fix. We work during our normal hours, Monday to Friday from 7:00 AM to 7:00 PM and Saturday from 8:00 AM to 5:00 PM, and we do not offer after-hours service. Until we arrive, keep people and cars away from the wall and, if you can do it safely, point downspouts away from the area.
What a visit looks like
We start by walking the wall with you. We look at how tall it is, what it is made of, how it was built if we can tell, and where water goes when it rains. We check the gutters and downspouts nearby, because a downspout emptying right behind a wall is one of the most common causes of failure we find. If the wall supports a driveway or sits close to the house, we will say so, because those walls need more care in the design.
After the walk-through we explain what we think is going on in plain terms, what we would recommend, and what the work would involve: how much digging, how long it would take, and what parts of the yard would be disturbed. Some Brookhaven projects need a permit, especially taller walls, and we will tell you if yours is likely to be one of them. You get a written estimate and time to think it over.
How to book
Call us at (404) 010-0005 or email info@retainingwallsandysprings.com with your address and a short description of the problem. Photos help a lot: one of the full wall from a few steps back, one from the end showing any lean, and close-ups of cracks or washed-out soil. We will set up a time to come out to Brookhaven and look at it in person. Use the Request a Wall Estimate button on this page if you would rather send the details online.
